Forms of Payment
We accept the following forms of payment:
- Money Order
- Personal Checks
- Certified or Cashiers Checks
- Credit Card (MasterCard or Visa)
We accept cash for security deposits, storage fees, and summer leases only. Fall and Spring rents must be paid by check, money order, or credit card and sent to the address shown below prior to the due date. When paying by cash, please give directly to the property manager.

We do accept credit cards (MasterCard or Visa)! You may pay with credit card either via the invoice receipt that you have received, or over the phone. If you wish to pay by phone, please contact Chris at 610-657-6024.
For the normal school year, rent is paid by the semester (ie, twice a year), and must be received prior to moving in for the fall semester or the spring semester. Fall semester rents are due by August 15, and Spring semester rents are due by December 15. We offer a 3% discount for paying both semesters in August.
Important: The leases for these apartments are "Joint and Several", which means that everybody is responsible for the whole of the rent. Therefore, all rents, from all roommates, must be received prior to any individual moving in. The doors will remain locked until all rents are received, this includes between fall and spring semesters.
Summer rent is paid once for the entire summer, and must be received prior to moving in.
Each tenant must submit a payment for their entire security deposit within 1 week of the date that the lease is signed. There are NO EXCEPTIONS! We will re-rent the apartment without the security deposit. Payment can be made via Check, Cash, Money Order, or Credit Card.
For regular school year leases, the security deposit is $400.
For a summer lease, the security deposit is determined at the time the summer rate is quoted.
2M Properties returns security deposits after each lease period. Even if you stay with us for multiple terms, security deposits must be paid for each new lease period. We return deposits within 30 days of the end of each lease period.
Please refer to your lease for all terms and conditions which govern 2M's use of the security deposit, and your rights as to the recovery of your security deposit at the termination of the lease.
2M Properties leases include a clause that defines a late fee schedule. The basic clause states that for every 15 days that a rent payment is late, a $50 fee applies. For example, the spring semester rent is due on December 15th. If the payment is not received by December 30th, a $50 fee will be applied. If the rent is not received by January 15th, a $100 ($50 for each 15 days) will be applied.
If late fees are not paid, they will be deducted from the security deposits of the tenants.
Returned/Bounced Check Fees
2M Properties charges a $30 fee whenever we attempt to deposit a check that is returned for insufficient funds, or any reason.
If the returned check fees are not paid, they will be deducted from the security deposits of the tenants.
